S8 is high risk, not due to payment so much as opposed to damage/abuse to property, violation of the lease, restricted breeds of dogs, bringing in unregistered tenants etc.

How do we go about doing a lease option on a property that is currently being rented out?

All that I do are Subject To, Wraps and Lease Options, so I certainly endorse them.

Conversely if for any reason the price the market is willing to pay for an apartment goes down yet an old lease is charging more, then this is called a gain to lease.Typically, in multifamily, gains to lease are rare because leases are usually 12 months or less.

As we iterate through this CRM we want to be able to manage lead generation, scheduling of tours, deposits, leasing and then seamlessly transitioning that lead into a renter in our management platform automating as much of this process as possible. 

Review their lease agreement and addendums.

My personal preference would be to leave them alone but start one at a time, starting with the least desirable tenant, getting a new 12 month lease signed at the new market rate.
