Don't forget the utilize the 70% percent rule and to subtract your rehab costs to determine your purchase price.Using independent wholesalers may give you the opportunity to find better priced deals, but you'll have to do much more leg work to qualify the leads as these groups will not hold your hand as much as the aforementioned.

Since the seller (seller agent) would review my paperwork and were familiar (I assume) with the HOA guideline, they would let me know ahead of time if the intended purpose was allowed or not.

I guess maybe the tax cuts and their affects on the debt COULD fulfill the later requirement, but I'm more inclined to believe that would lead to an economic slow down and not stagflation.
