I've been looking for my own leads and also working with local agents who've been sending me a few decent off market properties.

The condition of the properties is a pretty quick check.

Given the condition of the property I am not sure how to go about evaluating it. 

It was informative and gave me a deeper sense of what I’m doing is leading me on the right path.

Roof size approx 2700sq feet- gaf woodland lifetime designer shingles (gives the slate look similar to what's on the house) - If I choose plain architectural shingles, I'll save 2k- TPO PVC flat roof over 10x30 extension- soffit & fascia repair and replace where necessary (some of the soffit wood has gotten rotten and would need to be replaced)- chose copper valley instead of aluminum (said I'll save $500 if going with aluminium)- plywood mostly in very good condition because of great original quality of the wood (said I'll probably only need 3 sheets replaced)- replace downspouts where necessary, maybe he'll replace 1-2- install cobra ridge vent

There are so many opportunities to do that here in Detroit and I know the area I would love to do it in.My challenge is getting a mortgage when the house is not in perfect condition. 

With residential, familiarize yourself with what areas you want to focus and what form of lead generation best fits you (cold calling, open house, door knocking, online presence).

If the property conditions are 👌as poster says.

When it doesn't it's best to only use comps of the same condition.
