I am looking for others who are buy and hold investors and other landlords in the West Michigan area.

Talk to neighbors (landlords and tenants) to find out what they pay/charge for rent, utilities, pet fees, etc..Talk with utilities to get last year or 2 of actual expenses.  

Hard to find any comps nearby because this place is a little unique to the neighborhood:Main House: ~2100 sq. ft. 2 Bedroom/ 2 Bath SFH w/ in-ground pool & hot tub, built in late '60sSomewhat dated but easily updated cosmetically & with new appliancesNice covered patio w/ built in outdoor kitchenAdditional ~ 400 sq. ft. 

There is another meeting with a whole bunch of landlords on April 19th 6:30 at "The Megan's Room". 

I went from construction into flipping and land lording because it was easy that way. 

Hey fellow landlords, I have a mobile home that I currently rent out for $700 per month on a 1 year lease.

So while I have experience being a landlord and doing some rehab on these properties, I’ve not done a deal of my own.When looking for financing, how much does this ‘experience’ count?

If not specified in the lease a landlord may not terminate a lease for the sale of a home.

Evil finance people aren't the only ones: If a tenant moves in/out on the 15th, many landlords will call that half a month no matter if it's Feb (28 day month) or March (31 day month).
