To convert a den to a room, you will add a closet, which will most likely require an addition and/or a relocation of light switches, outlets, and potentially ductwork for the HVAC. 

Or was it just an unwritten side deal where you said, “look, here’s another 10k in crypto” or whatever?!?

I really hope my case is an anomaly and hoping, builder issues, are not that common.
