I have installed the SimpliSafe security system in all my vacant properties for years, and they work.I like Simplisafe, because it's not too expensive, you can easily install and remove it and take it to your next property when you're done, monitoring is cheap, they have an app, and best of all, it works off cell towers, so you don't have to have internet.

What are some websites/apps that you can market your rentals on?

As for move-in money - I must have 1st month and security deposit in good funds (cash, cashier's check, venmo/cash app/zelle) before I give the keys.

Does anyone know of an app that would allow me to store my documents and contacts relating to these properties in a central place?

I once had a landlord who used Cash-App for Monthly payments, for the Deposit & for the return of the deposit!

I just use my phone and the AirBNB and VRBO apps.
