You are not doing your client a great service if you expect him to wait around until you find him a hot deal.You have to realize that you will win some deals for clients and you will lose some deals where your clients go to another broker.

All the drywall in the whole place had to go for me, very intensive on the timeline snd budget.

However, they are intense management and administration.

BUT huge factor was tub faucet broke and RAN huge stream of HOT water from the water heater constantly,,,24/7.

I'm a wholesaler here in Jax and have come across a SFH in one of the hot areas in town.

I think Boyle Heights is interesting because Downtown LA is such a hot market now but the existing housing stock is really old even by LA standards and a lot of the housing seems to be on small lots too .

I too love old houses, not what I live in now but it is a challenge to maintain the wood windows and if you ever try to restore the old ones it is labor intensive. 

Also, Central Florida is a hot market right now and probably still will be in three years but who knows.

In a hot market/area it isn't uncommon for a tenant to make this type of offer to make themselves stand out from the crowd.

I recommend everyone read this, there's data against hot tubs, sump pumps draining into septic systems and yes even water from latex and other paint brushes going into the septic.
