Just some hints to see what their motivation level is: have there been ANY price drops in the past 200 days or however many days it's been on the market?

i could care less. they are happy and every time they give me tips or suggestions on what my move should be. i tell all the agents i work with "you are not the only agent i do business with". if they dont like it, they dont have to answer my calls.I keep a spreadsheet with every contractor/supplier i work with. unfortunately, i update that list CONSTANTLY. contractors lose their motivation, stop calling back or find someone else to work for. frequent contact with them even in between projects is important to keep the relationship going.

Sellers can be motivated before their motivation meets reality.

Is it possible for me to find a motivated seller to owner finance me and we rehab and sell it with in a couple of months?

If his house was free and clear or close to it ,,,Im thinking he would very likely be able to get a loan for a new houseHaving said that ,,with lots of equity ,he may not be that motivated to do sell on a lease option in the first place ...why should he?

I am a young licensed Realtor that is highly motivated to make a great living in Real Estate investing.

I would rather have a list of motivated sellers and cash buyers.
