I am working through my garage now with plans to be very selective to the point of storing essentially nothing moving forward.

I was under the impression that when you pool together investors on a syndicated deal, you have essentially created a security. 

Then, type the first letter of the persons name with no spaces after the @ sign and a menu should pop up automatically allowing you to select the person you want to mention.

I love how luxurious it looks.. second one IMO looks more functional but both are pretty and will be impressive to buyers!

Normally I just bought my materials from big box retails stores (Home Depot and Lowes) but I have realized that specialty stores often have better selections and prices. 

This way they get paid basically for doing all the leg work like you mentioned, but at the end of the day I'm still technically the one selecting the tenant. 

Yes, screening and tenant selection are key but they are not perfect and people and their circumstances do change.In California, tenants can break leases with minimal consequences.The only time I do a long term (6month / 1year) lease is for special circumstances or if the owner really wants me to do that. 

It's always impressive to me how this community allows us all to get in direct contact with and get to know people that are in the position that we aim to be at one day.
