I’m thinking about starting to implement this strategy myself.

However,  laws like requiring installment payments are one example of many policy proposals either implemented in some jurisdictions, or being pushed that put that responsibility and additional risk to provide the housing onto a small group of people - landlords like us.   

Systems and corresponding processes are likely the most important items to implement now, before getting bigger.It's not enough just to have a sytem in place, it's just as important to have written procedures of HOW you implement your systems as there are many different ways to do the same thing.

Things you like to ask, advise, or implement?

Because if you implement a BP recommendation, then bring the results to your tax guy and he tells you that he cannot use this data for tax purposes (which happens a lot!) 

Again, those eviction reports will go away soon, along with all civil judgements, so I chose to get ahead of the curve and implement criteria that show whether folks pay their housing bills, regardless of whether they have an eviction on record.

Not dangerous at all but possibly risky when implemented by someone without the skill set to carry it off. 

Becoming the bank instead of the landlord is a powerful tool in these places if you understand how to implement it .

Moving forward I might start implementing m2m leases and tightening screening criteria and inflate the rents a little more than market to alleviate the trash.
