That trend would make me very hesitant.

I know builder trend works well and has a lot of nice tools on both scheduling and the accounting side of building.

But when you look at the future of marketing and communications over the next 20, 30, even 40 years; the trend is heading digital.

I also do not love Grand Forks and would rather not put down any form of roots here - this is more of an emotional choice.I have put in time learning about real estate - going through all the BP podcasts, lurking in the forums, doing due diligence learning about local job trends, populations, schools, etc in the more popular markets (e.g. certain midwestern cities). 

I'm from Dallas, TX (currently the hottest market) trying to do my first flip as well, hopefully before turning 28.

Have you seen trends, or common characteristics among the people who are selling their homes to you?

I think the very best investors focus on becoming a master in a specific market and are able to spot the trends (capture a lot of value/make $$$) before the masses catch on and flood the market. 

I feel inclined to just cash out with 30 year fixed since rates are trending up, but do want to be sure HELOC isn't a better option before committing.

In some ways I enjoy reading older books as you can truly understand timeless values/concepts versus temporary trends.
