I would say on average it performs more like a single net lease with the host handling maintenance and management as many owners are more comfortable taking the responsibility for taxes and insurance out of the hands of the host/operator.

I don't know the terms of an Airbnb host contract, but I'm guessing you're in the process of developing a contact list of high-dollar individuals that might be interested in future flips or vacation rentals in the area.
