-TerryTerry- If you do not need to raise outside capital, buy good properties, hire the right management company a 100 unit property will only require a couple hours a week after closing.

I think many of us started this way and with more success (and age), we hire out more of the maintenance/cap ex items. 

@Krystyna WatkinsBefore you hire them I would ask if they are comfortable doing that based on your scope of work.

My wife and I aren't handy so we hired out some of the work but we did do as much work as we could.

Eventually we fired the first contractor (losing $$$$$ we paid him) and hired a new contractor who is now reworking some of our former contractors work and finishing the addition.

Once you have that info, hire a VA on Upwork to scrape all of the leads for phone number and email address. 

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

I googled it and found some in the past, but have never implemented one.I have had good luck with just hiring competent cleaners who know what they are doing.

I love every min of it, but my biggest fear is my customer service will start to slip; I refuse to let that happen.So I'm at the point where i need to hire or outsource.
