For me, this says less competition from fellow "new investors" which makes me smile a little.First-time buyers have less competition from institutional investors, whose purchases dropped to a four-year low in the third quarter of last year, making up 4.3 percent of all residential sales, down from 5.3 percent a year earlier, according to data from RealtyTrac.Full article here BLOOMBERG

They may not be able to afford it or they don't want the hassle.This last point does come with some qualification in that depending on the market there may not be a healthy supply of multi family homes driving up the price.

Size of the project, who is managing the project, non-profit/for profit, thier track record, what % of income thresholds are applied, other financing, future ownership, strength of partners and what the politicians want as bennies all play on the syndicators' offers and what assurances they give to buyers.Tarold, here were similar years ago, in the 50s low 60s and selling in the low-mid 90s, as I recall.The PHA was involved and they smiled as the sponsor.Have a friend as a developer of LIHTCs, I believe he's hit 7 states now.

If you get a property at a good discount, apply a healthy down payment, make front end repairs to the rental house and have a good reserve ( 4 to 6 months rent), you could take out another mortgage and be pretty safe in regards to risk.
