Although we offered cash The short sale process took 9 months to complete and it was a PAIN, BIG PAIN. i won't talk about it here since this is success stories post :) After purchase, we cleaned it up, wait for Black Friday to get some stainless steel appliance to put it in, list it up on MLS and get good family to rent in as 1600$ a month.

Many states require a certified bio-hazard team to come and clean up if it was a suicide with bodily fluids involved,(blood from gun shot, cutting etc.) though if it was a hanging or OD a bio-hazard team is generally not required.

Hard costs include packing materials, use of moving vehicles, hiring moving labor, paying move-ins costs for the new place, cost of cleaning the old place, cost of cleaning and decorating the new place, etc.

Yes, read as much as you can on BP (podcasts are awesome) and join REIA.I jumped in with my partner who had a few deals under their belt, and we did the following: lost a deal, found a mentor, successfully putting in offers, and growing a healthy buyers list.

That house has no yards, junk all over, a half built lean to on the side that has been that way two years with a tarp over it.The house is very dirty, they have pit bull dogs jumping on my fence and breaking though it, the backyard is full of trash and they have a pot farm.I have been trying to get them to pay for part of a new fence because the dogs destroyed it for a couple of months now and I'm still waiting.It's very frustrating because now I have plans to move and need this repaired so I can sell this unit off.The good news for me is that I have one of the most responsible, clean tenants out of all my houses and he says he is never leaving until I kick him out.Good luck with your delima, I hope you have better luck than I do.
