When I think about struggle and sacrifice during the early years in the US of A, the first thing that comes to my mind is how much it sucked to walk for a mile to go to work (fast-food job) in frigid weather, and uphill especially when it snows and is windy as hell. looking back at those experiences, I could easily see how much impact they had on who I am today.

If the properties can debt service a million dollar loan at 12% then the savings at 6% should allow you to build up sufficient reserves where you can weather any bumps in the road thus mitigating the risks that come with a recourse loan.
