Hello everyone, I'm new to investing in rental properties and have been listening to the BP podcast for weeks now and have since read several books but I have not seen anything addressing my question of if I have foodstamps, could that effect my ability to use the house hack strategy.

Their reasoning is, because when the recession comes in the next year or two, we all are going to want to have the ability to access cash.

We liked this because it allowed us the ability to sell them ourselves, and make a ton of extra $ from the down payments and monthly interest.

In regards to investing out of state, I would recommend to first find a location that has job/population growth, diversification of jobs, landlord/business friendly and familiarity with the area (I recommend TRUSTED boots on the ground).

Irrevocable vs revocable trusts have huge differences in terms of taxes, ownership, ability to change beneficiaries, etc.
