The roof was original and the water heated was leaking into the subfloor, but those were the main issues.

(Furnace dies, roof leaks, etc)* it will probably take longer to reno and refi.

Hell I'm single, no kids and the only bill I pay is a $380 a month payment on my $17k in student loans, car insurance and gas.

@James De Stefano well my partner on the deal is quite hesitant given covid-19 and the oil & gas downturn.  

Is there a way to safely estimate electrical, gas, and water expenses by area/ property type/ ect. ?

I have previously done all of these rehabs (oil to gas is a great idea that many people overlook).

Another big issue up here is unresolved basement leaking/moisture problems.

1. adding bathtub to master bath(currently there is only a shower, so there will be a separate shower and bathtub)2. converting wood burning fireplace to gas insert fireplace3. fencing the property

I won't even discuss the plastic sheeting and gobs of silicone he used to "fix" a leak under the sink. 

If buried, remediation's a bigger issue.Otherwise, scrap dealers is about it.Unit used natural gas.
