Its completely a gamble. 

@Dean Klein guidelines were updated back in October to allow you to own other properties.

Most people ignore this and gamble away.The pros are this is a time when money is liquid and values are high - better to get it now. 

They are saying that it is not within the guidelines of I believe Freddie Mac, which is going to require 15% down.

Put down more than 10% or have a loan that has a 15-year term or less.It's imperative that you use a loan officer or broker that has experience in investment type loans and knows all the guidelines to give you the best and most accurate information.

Trying to refinance your 15 year loan after 1.5-2 years is a gamble at this stage in the market. 

Set your guidelines and stick to them.
