I'd be curious to hear your take on the Raleigh market sometime...I hear it in the same sentence as Columbus pretty frequently.

I talked to a Real Estate Agent yesterday and he actually said the opposite because of his personal preference of not having to deal with frequent turnovers.

Remember that real estate is a very big field, with a large variety of specialties, and not every agent out there understands investment real estate.

I'd be careful avoiding inspections, not only can there be less than ethical sellers sometimes, but frequently homeowners aren't even aware of what can be major problems with their house.

I will have to check out Scenic Cove next time I'm up there (I go frequently).

Some of the homes are distressed, have had sole owners/occupants pass away recently, have been subject to frequent landlord disputes, etc. 

I have had 100 amp service in my houses and been fine, but have always had gas hot water heaters, and frequently gas ranges, which decrease the overall load.What is cost to upgrade to 150?  

Pete were the return is quite good on paper, and I have a few properties there, but it's hard to maintain the returns for a variety of reasons.  

Suspecting they maybe lesser known to this audience.Since I own a digital marketing company focused on the real estate industry, we are in a situation where we end up supporting integrations etc with all of these crm’s.Having personally trained and supported 100’s of agents on using a variety of crm’s and I can confidently say the best one’s is the one that will get used the most.
