Instead of focusing solely on debt amount, assessing the debt-to-income ratio (DTI) is more indicative of a tenant's ability to manage rent payments.

It was so backed up it caused the dishwasher to leak all over the hardwood floor, so now I have to fix some of the flooring too. 

And I would agree with you about walking in daylight but I don't think I'd walk in the dark to those hospitals unless it has changed a huge amount in the last couple years or you are say across the street from one.

That is a huge amount of time to research all the aspects that you presented. 

Before leaving, I was wrapping up with my fix and flip with actually was supposed to be a one year fix and flip but turned out to be a 6 months one instead and I was also penalized there.
