I just wanted to get started to choose a state, starting looking at it more and hopefully start to talk to get approved for a loan and start to talk to a real estate agent. 

However, I'm starting to get a 'change of heart'.

Hello all,I am not yet an investor, but have been listening to podcast for months trying to best determine how I can start the process.

As we all know, the market is crazy right now with rates and all but I have been wanting to start investing.

I've been listening to bigger pockets since January of this year and after exploring all the different avenues to get started I have decided to test the waters with rental arbitrage.

I figured I'll need about $100-$150k total to start.

If there is a fire, heating issue, tenant argument, police issue, inspection, etc...

@Collin H.With credit card defaults and auto defaults on the rise as well as overall debt - people will start tightening the belts and first thing they will get rid of is spending on travel and vacations etc So reading this I am not surprised - how has 2024 been compared overall to last year ?

or will it start to die down?
