It feels like there is an overabundance of 400sq ft 1/1s, from what I am hearing, tenants don't stay in these too long.

We feel confident in our abilities to make it work, but looking for input about potential pitfalls, codes, etc.

You've got less than 30 days before freezing temps out there in Michigan.Can't believe you didn't know his utilities had been off this long.Have your utility company have you as emergency contact for any shutoff's, power, gas, water..Your only choice I feel right now is to have the power put back in your name so you can protect your property from freeze damage,  until the guy gets evicted. 

When you feel like you have that under control, then start exploring flips and researching. 

Market price corrections happen.No one can time the exact top (or bottom) prices of the Real Estate market.Although you can get a feel for when you think properties are getting too expense, and when you think they greatly favor investing.

I always had mixed feelings about Savannah but it still interests me very much.
