If you're buying it with the furniture included, you don't pay 100c on the dollar for it either separately. 

That would include items being expensed under the De Minimis Safe Harbor. 

I might think the tenant has poor manners in a situation like that but I wouldn't feel aggrieved in any way since they are just my customer not my friend.
