For example I know my realtor told me one reason he has never gotten into investing is because his brokerage requires their agents to always make a minimum of a full price offer for any property that is listed on the MLS even if it has sat there and not sold for over 3 years.

There's not much you can do until you are pre qualified and able to move forward on a house so I'd prep the playing field by conversing with an agent to find the parts of town that would be a good fit for you and start searching online in the meantime.
