There's always the risk still that the seller could counter back at the cap, but it's much less likely when a seller is considering multiple offers on the table and has given a deadline, doing so could expire their other offers while waiting on counter response.I've used an escalation clause several times recently, oftentimes not being necessary when the 'base' number is highest offer anyways and it gets accepted without escalating.

I'm far more concerned with long term appreciation, but finding a deal that cash flows $200+ has proven difficult to date as I just dont see rents over $1200-1500 in most B/C+ neighborhoods.Is this more of a reflection of a market to flip or just not having found the right deals yet?

Since you occupied it over 2 years You can sell it fully tax free if you do so before it has been a rental for a total of 3 years (you didn't give exact dates).

There is not a lot to it as long as you paper your tenant when appropriate, always deal with issues as though they will be reviewed at some future date by a Judge.
