So we got busy figuring out what to do to buy a lot of houses, which we did for the length of the tour.  

Rather, I would just tell anyone who was going to make an offer to expect no repairs to be made.

I wouldn't expect a deal off of 1k pieces of mail in a warmer market. 

I definitely reccomend putting something more descriptive in your introduction so more people can grasp on what to help with or just figure out if they want to connect.

Not that I expect to have to use it, I've never had a tenant even come close to me evicting them, but I want to be prepared in case I get someone that is very difficult but manages to not rise to the level of being evicted for just cause.  

Also looking for a good general contractor, figure you guys might have some good recommendations.

Expect for your offer to get trashed if you can't show the ability to buy...a real POF,, or a preapproval from a local, legit lender.

Thanks Dan, that's what I figured I should do.  

I'm picky, and have very high cash flow expectations so my properties are hard to come by.If you want something more realistic tailor it down with more conservative assumptions. 

I figure it's about time I made real estate investing happen.
