If she does not pay you, I would play it by the books and issue the proper letters in the described timelines to start the eviction notice.

Under the law, I have the right to enter given that she's always been provided proper notice and all visits have been for maintenance repairs and inspections.

@Nick Ruffini There is a million reasons people do it but I think, from what I have been reading, is people use that money to expand their portfolio.
