Florida is trying to make exceptions to the law to curb abuse. 

Your occupancy will (likely) be much lower in the shoulder season and non existent in the low season, except for maybe the holidays.  

It is unlikely to see catastrophic damage except in an extremely major earthquake, and since we plan to sell it within the next 5-6 years, we have opted not to retrofit it. 

That being said I do not see many houses staged in my area with the exception of high-end real estate.  

Follow Dion's plan, that is a good way to get out, except, I think, unless he mentioned it, fully amortize the loan.

Because of the change in plans along with some unplanned rehab costs, I likely won't have the funds to rehab both houses up front (although I can find additional funds if needed).I read about Fannie Mae's "Delayed Financing Exception" which looks like it may be an option for this property.
