In your case, if you are using just your own cash, you can take advantage of the "delayed financing exception" to pull cash out and put a mortgage on the property right away.

you're asking for the delayed finance exception. you have to wait 6 months to get a refi based on full LTV without the purchase price cap.

I understand this "change of payment method" is frowned upon in the industry but given the current circumstance I am wondering how many people are having to go through similar situation?

However in this situation with these being OOS properties, a turnkey provider, and quite an unprecedented world circumstance I am not inclined to try and work this out with each tenant on an individual basis.
