In this case - the encroachment affects about 3.5% of the property...so that could be a basis to calculate an amount for this (or as a basis for the escrowed amount).Now - I also know the seller has title insurance and may actually have a valid claim IF he didn't know about the encroachment when he purchased (the survey showing the encroachment was generated when he did a refi on the property...but I'm unfamiliar how that process works and how long it takes.

I'm trying to do my own taxes and want to know if I provide anything on this year's return about my flip-in-progress's cost in 2016 (even though it's not sold yet but I purchased it and had many expenses in 2016) or I wait and report everything at once (basis cost and profit made) on the return for year it's sold.

Plan to make offers on several deals before you get one, and if you see one in a great neighborhood for a price you can live with, you better jump on it quick before the listing goes to multiple offers.To specifically target these owner occupant deals I recommend you visit www.hudhomestore.com and www.homepath.com every day to see the highest concentration of owner occupant foreclosure listings.

Rule of thumb (in CA this works) residual land cost should be 20-25% of sales of home cost (on a per unit basis).

It was cool.. we were kind of like storm chasers.. you really can't log in the winter here so we worked 24/7 from May to Nov.. then my partner went to Maui I stayed home I the Napa valley and played golf every day.. it was a great 10 years.. there is still money to be made my old partner is logging to this day and he has hit a few 1 milli8on net income years but its rare now we did that in 3 months back in the day.

The more research I've done, Denver's zoning code is laid out fairly well on ADUs and STRs but the other metro cities are much less clear so I've found it much easier to call the city directly on a case-by-case basis rather than trying to decipher the code.

My go forward strategy is take these homes that are in good condition, maybe even lightly renovate them and turn them into standard rentals, on the older ones there still may be resale or scrap value I'll take that on a case by case basis and then begin to Vet incoming tenants and establish a "housing code" so to speak going forward on appearance...this will be a multi year strategy as I can't just kick the old homes out and find great new tenants over night but I'm confident over 5 years I will greatly improve the appearance and there for the rent value
