I am not sure about a rent by the room comparison vs their standard single family or small multifamily estimate, so I would check with potential lenders to see what they will consider.

It's a brick townhouse.I feel like capex will make or break this deal, if monthly expenses stay about 50% its a nice 12% COC return but if things go south a bit, say 60% monthly expenses, COC will drop to 7% And it's a matter of $100 bucks a month in estimations.

/Tarp/etc.  1) the HOA manager should send the HOA's insurance adjuster to confirm the damage was caused by an insurable event.2) They should also send a restoration company to do an estimate of the repair cost to confirm it is above the deductible.

I’m after inspection for a house in Bayonne and getting estimates from GC to repair foundation issues (I will ask to cancel this contract because of them) newbie with foundation issues that don’t know how to fix and also consider the ripple effect they cause on top the lots of money I need to repair means number wise it doesn’t work.
