I sold this property on a lease option/contract for deed conversion and refinanced the house out of my hard money loan.

I would have to do a 5% conventional loan to avoid the self sustainable test required for an FHA loan.

I just bought a house for $100,000 and I put 10% down before I assume a new loan on the property.

I'm also getting the financials straightened out with a CPA firm who specializes in this, so there's no cash for investing yet, but there is 100% equity.

Will the refinance help you cash out on equity to buy more rentals?
