I've always enjoyed my job, but always felt deep down that I eventually wanted out of the "Rat Race" and to become my own boss and control my financial destiny.Well, let's just say that I was recently re-inspired to take some action towards this dream of F.I. and to breathe some life into my RE business.

We're very much focused on the South (GA, AL, NC, SC) and West (TX, CO, NV), but are always open to contrasting perspectives.Right now I'm enjoying Frank Gallinelli's excellent book, "What Every Real Estate Investor Needs to Know About Cash Flow."

Outside of pure enjoyment and tax advantages for high earners, these properties are a stretch for new investors in my experience.

It only makes sense to learn these trades if you actually enjoy doing the work. 

Initially we gutted an apartment above a funeral home that we lived in when we first got married, then a distressed large 5 bedroom home with 7 acres that we successfully purchased on a short sale, renovated, and sold a few years later for a decent profit, a foreclosure home which we just completed a full renovation on and are currently living in, my wife's business office which we bought through an online foreclosure auction was a complete gut and renovation and is working great for her business currently, and most recently a lake cabin which we are renovating currently and hope to start enjoying this spring.

Some investors will flip for a nice profit, or refi our initial cash out and enjoy the cash flow after value add is complete.
