I think wholesaling and flipping would work here.

I know a flipper that is considering building due he can build it cheaper than he can flip in this market.

I'd like to share my most recent completed flip deal. 

My question to the experienced investors is this, I have very little money to invest with but in there are two counties in nj that I’m familiar with and there is a lot of money to be made and is being made with flipping and wholesaling in particular.

Get a good and an add-value deal that is a Fix and Flip. 

It seems from the people I know, the companies I spoke with and friends that flip for a living all told me that they couldn't find a lender who didn't want to see work completed on their draw prior to being given the first deposit.

However, everything you say regarding potential and likely low cost renovations to flip and sell to less experience sellers is certainly true.

Unfortunately I don't know what calculator would work for this strategy as I'm not renting it but selling it on owner finance and its not a fix and flip nor a BRRRR to my knowledge.
