These properties are out of state, so I planned on having a Property Mgmt Company manage and handle the full package - manage the rebuild/contractors, market/lease/evict/etc - and I just collect a check.

Now that bottom line can potentially include rehab/construction costs if they are escrow-ed as part of the original purchase (with releases to contractor at a established points during construction).

The last job, a bath tub demo, was quoted at $10k which is absurd.My condo will eventually be a rental and I am looking for a small, Seattle,WA based contractor or handyman that can help me with some small plumbing and electrical projects but who isnt going to force feed me italian marble inlays in my shower.Anyone out there have a good reasonable guy/gal who can help?

If the contractor is paying for building permits, check to see if that includes impact fees, utility meters, etc.

I am about to break ground on the remodel of my home and am building an ADU over my garage for the same property.My question is....is it worth spending the money to separate the utilities or just have one water, electric and gas meter?
