I am working with my brother in Alleghany County, but much of the information we find is outdated or is based on national averages, which is useless since Pittsburgh is a city with below-average homes and many blighted homes. 

Most banks said they will refi based on long term market rents.

I suspect it would be cheaper to have this building assessed as an apartment building, and there is also a new program for "affordable" apartment buildings you can apply for if you qualify that would drop your assessed value 25-35%. 

Like anything, AirDNA is just a tool and will give you one data point, I wouldn't base your go / no-go decision based on AirDNA.

Will refi when rates drop in future.

Based off my assessment of your air bnb listing overall it needs updates , it looks outdated.

Good thing about personal loans is there is no LTV/CLTV involved its based off off income and credit.
