Input on issues to consider, or what to expect out of this relationship?

@heater R I am seeing that issue definitely I've been looking and keeping an eye on duplexes and I've seen a few that seem like they would be a good buy However I'm still very new to this and not fully confident nor completely understand how to properly evaluate a property yet.

I'm thinking of ending the lease with my tenant they're uncooperative on some of the issues ,Late rent, Utilities garbage didn't pay for a year even though contract states that they have to pay that .  

Outside of Gary, your PM should have no issues finding good quality tenants in those other 3 cities.

Dual-Agency is legally allowed in Washington State, but it brings new issues to the table. 

And credit issues post disaster and caused by the disaster can be overlooked.

The only way is that if I take it subject to the potential debt and the title company cant issue title insurance with the note being released.  

Clair a hard money lender will not have an issue with this deal because of the lien.  

Also helps that we fully renovated the interiors while also fixing any exterior issues with the property so realistically it should be low on maintenance costs.
