Some possibilities depending on your jurisdiction: Executing on personal property can be difficult; if they own real estate you get a lien on their property which will have to be paid if they refinance or sell; if you know where they bank you can garnish the bank account;if they have an employer you can garnish their wages.

Because the sewer line is something that can’t be seen without a scope and is difficult/expensive to repair or replace, scoping it is a cheap way to find out if the property is in need of an expensive repair or replacement in the near future.

OK I know, I know, finding solid contractors of ANY kind is already difficult enough, but I'm looking for any leads on nearby builders of small unique home styles: A Frames, Simple Cabins, and other Tiny Homes generally speaking. 

We also don't know how the Buyer/Seller relationship has been.If I was dealing with difficult buyers, I wouldn't let them in except for what the contract states until after all contingencies have been released.

These bills can fly right through or they can take forever, but once it is in bill format it is much more difficult to get changes made. 

So getting back in (with a W2 job) is proving VERY VERY difficult!

I understand some quiet titles can be more difficult than others but a ball park figure would be great.

@Jason Lin "Distressed" is a loose term but finding a property that qualifies for an FHA loan will be difficult.
