Get a good umbrella policy, get great insurance, find honorable tenants who did not sue in the past, keep logs of property maintenance, fix health and safety code violations immediately, and be a good business. 

I have mixed view points on tax payer money funding private sector loans and the overall health of it, but I do still use them occasionally and have one closing at the end of month.

I remember in the restaurant industry, tired of paying tips, customers demanded they wanted “all in” pricing.So restaurant’s started charging more…and guests still left tips and were still unhappy.So restaurants went back to lower prices, with an added 3% charge called out for health care costs….You guessed it, people still complained

So in that we can see population is not any indicator of health, ton's of people but it won't provide economic growth, it will speed economic decline, because the kind of populace it is, the proportions of demographics within that populace. 

Migration plays a major role in the health and success of cities, no matter what your personal bias may be.

Also when you it comes to health anytime don’t shortcut over a few hundred bucks(assuming your son isn’t a licensed HVAC guy).  

I think first few years minimal but we can't assume divorce, health, employment, external factors that force a sale.
