Those people have no idea what they are doing besides trying to get the government as much money as possible.If those are appraisal values, done by a fair and unbiased source in current market conditions with good comps, then I would be a bit more safe with the numbers.

That wouldn't fly with Visa or Amex, but here is the government trying to extort money once again from the American taxpayer.And I really wish everybody would stop using the phrase "printing money".

It is interesting that the government has put all their support into a group of people who have low credit scores, need concessions to help close the transaction, and are only required to come to the table with 3.5% down most of which they ask the seller to provide in closing cost assistance.

Jeff -It's hard to give you credible advice without seeing what exactly your dealing with, but I have both "jacked" slabs and replaced.Based on the size of area mentioned, I would definitely explore "jacking".

I was referred to a local who could help Georgia investors - basically I was asking for ways to leverage 4 rental houses (paid in cash) to further my purchasing power (cash out refi, portfolio loan, etc).Needless to say, he didn't have much to offer, but wondering if any others have found ways around this.Here is what he had to say:"Unfortunately, due to recent government structuring of income guidelines for Loan Originators/Mortgage Companies/Banks I am unable to offer any help or solutions.

He's got a $600 program with Lance Edwards of Apartment Wealth Machine where he sets it all up for me with this awesome Operating Agreement specific to REI.My end goal is to purchase multifamily and self-storage and hold them for cash flow while also picking up beat up properties in Atlanta and greening them (as long as the local government will be a willing and able participant).I'm saying all of this because I want to know if I'm on the right track/doing the right thing.

in nc, the government can't force the property owner to pay a tenant's bills (thank goodness)...however, my lease says that if utilities are cut due to nonpayment by them, they're evicted..i don't want tenants living in my properties without running water or power..i'd be giving them notice...and i hope i'm wrong, but i wouldnt' be surprised tmrw if you come back on here and say they haven't paid yet...i get that line from tenants all the time..but hopefully, tmrw is payday for them (friday), and they willtake care of it
