@Matthew Dreiling out of state turnkey is definitely a viable option for first-timers, it's actually one of the REI strategies that new investors find to be the easiest transition since it is very hands off (after you do your due diligence and pick a property, of course).

The idea really excites me.Also, I would plan on a smaller complex of course to start maybe 5 to 10 doors.

Of course, you may not have to, but expect your interest to be a bit higher regardless of credit. 

I said I would be open to it.I need to talk it over with a lawyer of course, but before I do I thought I'd bounce the idea off of everyone here first and get my ducks in a row.Here is how I am thinking of doing it....

Jumping into a multi-family off the bat is not the course I usually recommend.
