As we're getting started long distance, we're approaching OOS or long distance properties from more of a turnkey perspective to get started as that might allow us to get experience with minimizing headache from rehabbing from a distance, plus that could potentially allow us to use the turnkey network (property management + their access to recommended contractors, etc.)

In order to be successful in the BRRRR strategy you also have to have contractors and a team in place that will run these jobs with your best interest in mind.

I'd take a vacation day from work and go look at the house (with a contractor if possible).

Does the BP community know if there are contractors that will install a metering system that will allow the tenants to be billed by, and pay the city for water?

When you watch you'll notice that there is always drama between the flipper and the contractor or partner or someone else.
