Just like with new construction where builders are passing costs on to the buyers if you are flipping and you you purchased right in this market you hopefully will have an ARV to absorb the costs. 

But you're wanting to swap for the construction on a lot you already own and may or may not convey to him. 

Is anyone familiar with construction costs and process in Ocean Grove, NJ?

Will develop property with new construction within the next year.

It seems like most loan companies offer construction loans for properties that are up to two units with preference for owner-occupied properties.

We are building out some commercial warehouse projects that will be on the market- (Just in contract)  19 acres, 3 buildings total of 200,000 sq ft (will be new construction).  

Any good contacts; Realtors, Prop Managers, Construction, etc.

I have done plenty of research and have enough construction experience to be comfortable getting involved in this industry.

What would be the best financial strategy, ie construction loan/hard money?
