We just have no idea what the most efficient way to use the cash and assets we have will be and are a little confused as to how people can qualify for multiple loans or refinances since we don't have a massive income stream and are stuck with some student loans.

I don't think that is necessarily the best method for young people but for someone nearing retirement it is a good way to create an income stream in a shorter time.Bad advice was me telling someone not to buy a house as prices had gotten too high...they're higher now.
