When choosing goals, the mantra is to choose achievable goals but I'm so green, I don't even know if a goal is achievable or not.

What we've been experiencing is actually a "cap compression" where asset price appreciates much higher than wage appreciation to support such phenomenal price appreciation.

I don't like keeping the rent flat because at some point you will have this tenant you love but the expenses are going up and you need to raise the rent and when you try to do this on year three it's like you just told the tenant the sky is green.

I'm very green to RE and would like to make sure my processes are smooth and I'm as prepped as I can be.

hello everyone my name is Paul Cho, brand new member to the bigger pockets forum.have been learning via bigger pockets podcast, purchased BRRRR book by david greene (1/3 into the book, very informative)my situation - i got lucky through my dad getting a house upstate NY as a gift. everything is paid for. he didn't know what to do with the house cause he's always traveling overseas. so i'm here with this house, applied for HELOC (in the process).

Cap rates are compressing each year and I think we will gain a lot more attention in the coming years with how stable our market has been.
