I'm not sure I've heard anyone complain about not having a job, passive income, comfortable savings, and just not sure where to kick your feet up and enjoy the rest of your 20s.

These tenants do pay rent on time but make up things to complain about and asked for reduced rent more than once. 

Many people still do it and currently as long as your neighbors don't complain, Provo isn't likely to crack down on you (this could change at any time though).

Since you don't own the property, the disclosure to the landlord is paramount and the foot traffic will bother other tenants or homeowners in the area and they will complain to the landlord.
