What you really want is training on where you can develop your own leads...and then what to say to them, systems to keep in contact with them.It's pretty common I hear from new agents that they want mentorship and leads, never kept track of that, but that almost tells me they are passive people and might struggle in the business.

I would hate to see you get it and they move out the following month because they are on a month to month lease thus removing your income stream right out of the gate.I would get an inspection on the property to make sure there is not a hidden issue of Black mold or asbestosis and such problems as maybe a leaky roof.

I truly don't know, but if the gut is extensive and you are going to hire GC anyways, it might be worth throwing some numbers around to see what you can get.It has had termite and rodent issues for years.

I know the permitting and building process is way easier with ADUs, but I would assume that it's much more difficult with single familys.I will be acting as my own general contractor (currently waiting to be issued my remodeling contractors license).
