If it's currently taxed and zoned as five units, then the appraisal will start there and then account for the non-functioning bathroom appropriately. 

PR  tracks foreclosures MLS does not.PR has google earth and other neat functionality that MLS does not.I think any one in the bizz really needs both.I just snagged a strict foreclosure in lake Oswego OR because of PR.. it was not on MLS paid 230k for it.. refied 60 days later with a fresh bank appraisal at 600k... very tough and complicated path to closing but we got it done 2 days before they would lose it.Highly recommend PR  the price is a non event its less than a few cups of coffee a month..not even something to be close to relevant in deciding if you want it.
