I just started my due diligence phase, but the first thing I need to do is better understand the financial feasibility for the project, and how the return might compare to other investments we have undertaken in the past, which have been mostly acquiring existing buildings and renovating, not new construction.

The thought came to me because people pay a premium for new construction but then each year systems get older, so you are really banking on the value of the land.Thanks!

I am new to the real estate investing and I am having a hard time with hard money lenders to lend money. 

We would even consider flipping it if the money is right.

But here's the deal: paperwork is the backbone of the whole operation.

You can have the best caller with the best pattern interrupt who is highly skilled but if they are calling a list that has been beaten to death by every call center and all the other investors out there, it won’t matter.

The downstairs receives some heat/AC from the other side since the place was one house at one point and only had one furnace.
